RICS Level 1 – Condition Report

When you buy a new home, you need to be confident that the property you are purchasing is in good condition.

The Level 1 Home Survey, also known as a Condition Report, will provide an objective overview of the property. The report provides a clear and concise expression of the surveyor’s opinion of each element of the property. This level of report is most suited to recently built homes in reasonable condition with little to no alterations from the original design.

When you instruct Harrison Residential Surveying to carry out a Condition Report, you will receive a succinct report highlighting the property’s current condition with understandable ratings for each of the different apsects of the building, services, and the grounds. This report will highlight any areas of the property that require attention.

RICS Level 2 – Home Buyers Report

The Level 2 Home Survey, also known as the Home Buyers Report, is the most popular survey we offer, and is suitable for the majority of traditionally constructed homes.

This intermediate level of survey includes a comprehensive visual inspection of the entire property, both internally and externally, including all grounds structures, outbuildings and services. This report will describe each element of the building in detail and provide an objective and thorough commentary about any defects or risks found during the inspection.

The Home Buyers Report can be completed with or without a valuation, depending on your specific circumstances.

This detailed and easy-to-understand report will assist you to make an informed decision of the property you intend to purchase. At Harrison Residential Surveying we include a follow up call or video chat as standard with any level of survey, to discuss any and all questions you may have regarding the property.

RICS Level 3 – Building Survey

A Level 3 Home Survey, also known as a Building Survey, is a full structural survey and the most detailed report available. It is the ideal survey if your property is large, old, has unusual features or significant renovations or extensions.

When you contact Harrison Residential Surveying to carry out a Building Survey, we will carry out an extensive inspection of the property. You will receive a detailed report explaining the construction of the property elements, types and costs of repairs needed, the consequences of non-repair, what property maintenance measures will be required and a priority list and general timescale for the necessary remedial work.
