Why Do you Need a Survey?

If you are buying a property, a survey will tell you the actual condition of the property you are purchasing. At Harrison Residential Surveying, we will assist you in making an informed decision on whether or not to purchase the property, identify any issues that require attention, determine the market value and whether any further investigations are required before committing.

On average, the repair bill for new homeowners is £5,750. Allowing us to complete a comprehensive survey on your new home will mean that these repairs can be found before you commit to the purchase. It may also be possible re-negotiate the price with the estate agent prior to exchange of contracts.

It is important to note that a mortgage lender’s valuation report is NOT a survey.

What services do we offer?

RICS Level 1 – Condition Report

This report is suitable if you’re buying or selling a new or nearly new house, flat or bungalow that is under five years old and in reasonable condition.

RICS Level 2 – Home Buyers Report

This report is our most popular. This report evaluates the overall condition of the property, identifying any defects and risks in a clear and understandable manner. Appropriate for most properties.

RICS Level 3 – Building Survey

This in depth and bespoke survey is recommended for much older, larger and more complicated properties.

Valuation report

The report will identify the market value of your property for use in a number of scenarios, including buying, selling and the redemption of a Help to Buy loan.
